Preparing Your Home for a Successful Sale



When you sell a property, you want it to flaunt its charms to prospective buyers. If it has been on the rental market, however, it is possible that your property may have become a victim of the wear and tear that renting inevitably entails. Most likely, it will require a thorough refurbishment to get it back to looking its best.

This was the case for a recent client in Chiswick who, after four years of renting, had decided it was time to sell their property but was worried that the three-bedroom flat would not attract the buyer it deserved due to its current state. I was approached to complete a top-to-bottom renovation that would exhibit the property’s highlights, while also giving it an appealing, modern makeover.

Potential Stumbling Blocks

 

One of the potential stumbling blocks for the client was the fact that they were not able to visit the site while the renovation took place. They needed a reliable, trustworthy worker who would manage the project almost entirely independently from start to finish. I was entrusted with this responsibility, and I was determined to involve the client as much as I could during the project. I sought to reassure them with frequent updates via email, phone calls and Skype conversations, accompanied by recent photographs showing our progression. This project also meant taking on a small, reliable and dedicated team who I knew would deliver the results that I was after.

In order to truly fulfil the potential of the property, my team and I planned a comprehensive refurbishment throughout. We ripped out and replaced the dated bathroom, reorganised the layout of the kitchen to ensure optimum functionality, tore out the worn carpets and laid attractive new wooden flooring throughout the property. We ousted the elderly storage spaces in favour of new closets and cupboards with modern finishes, created wall openings that allowed natural light to flood the various rooms and we also decided to install new recess lighting throughout the flat; this was in order to make the property homely and welcoming during the darker months.

The loft, which was once an unutilised black hole lingering over the house, was gutted and transformed into an accessible storage area that would free up other areas of the house. In addition to the complete renovation this property required, we also installed a number of modern features that would put it one step ahead of similar properties on the market.

When our client returned to the property to inspect the completed job, they were thrilled with our work and felt confident placing it on the market.
